BRAZOS RIVER FARM

The Brazos River runs for more than a mile along the western boundary of this unique irrigated farm, located approximately 10 miles southeast of Waco, Texas. Crops on the property are irrigated using water from the Brazos River and Tehuacana Creek pursuant to State of Texas adjudicated water rights with priority dates of 1918 and 1929. The water is pumped into an underground pipe distribution system to seven center pivot irrigation sprinklers. Grain storage facilities, accommodating approximately 340,000 bushels of grain and a 12,000 SF shop provide additional revenue sources and support for the farm.

Legacy Ag Group located the farm during a property search for a buyer client. Subsequent to locating the farm and assisting the buyer in a successful contract negotiation process, Legacy coordinated and directed a comprehensive farm analysis and due diligence effort involving the seller, buyer, farm tenant, and a number of outside professional specialists. Today, Legacy provides continuing management and management support services to the new owner.
